Boutique retail fit-out with Scandinavian feel.
Client: Boutique retail label · Location: New South Wales shopping centre · Size: 90 m² · Duration: 6 weeks
This retail fit-out was completed for a fashion brand in a Scandinavian style. The store had to be ready before the Christmas trade period.
The retail environment presented several unique challenges typical of shopping centre shopfitting projects. The shopping centre had strict noise restrictions during trading hours and limited access windows for contractors, typically allowing noisy work only during early morning hours (5am-8am) and late evening (6pm-midnight). Additionally, all materials needed to be stored within the centre's secure freight areas, which have limited capacity and require advance booking. The brief also included specific requirements for security systems, point-of-sale integration, and compliance with Australian retail standards for accessibility and fire safety.
Our design process began with extensive discussions with the client's creative team and merchandising staff to understand how they wanted to present their collections. This revealed their emphasis on product-led displays with clean lines and minimal visual clutter, allowing the clothing itself to be the focal point. We incorporated this philosophy throughout the space by specifying natural ash timber shelving with simple joinery details, matte finishes, and concealed storage solutions that kept the area uncluttered.
The lighting design was critical to achieving the desired aesthetic and supporting sales performance. We designed a layered lighting scheme combining track lighting over main display areas, recessed downlights for general illumination, and accent lighting behind feature walls. All fixtures were specified with high CRI (Colour Rendering Index >90) LEDs to ensure fabrics and colours appeared true to life, which is essential for customer confidence when making purchase decisions. The track system is fully adjustable, allowing flexibility as the client updates their merchandising strategies seasonally.
We worked closely with the shopping centre's property management to obtain all necessary approvals for signage, facade elements, and electrical connections. The external shopfront features a custom timber panel installation that complements the interior aesthetic while meeting the centre's branding guidelines. We coordinated with other retailers' electricians to connect our new lighting system to the centre's power distribution board, ensuring we didn't overload any circuits and complied with AS/NZS 3000 wiring regulations.
1. Strict Shopping Centre Work Restrictions: The shopping centre imposed stringent controls on contractor access and noise levels, with permitted work hours limited to 5am-8am and 6pm-midnight. This meant that the six-week schedule had to be compressed into these narrow daily windows, requiring us to maximise efficiency during each allowed period and plan activities carefully around the constraints.
2. Material Storage Limitations: The centre's freight area could not accommodate the full volume of materials needed for the entire fit-out, particularly the custom-fabricated timber shelving and display units. We had to coordinate multiple deliveries spread across several days, ensuring that each delivery arrived exactly when needed and that materials were removed promptly after use to avoid blocking pathways or exceeding weight limits.
3. Weather Impact on Exterior Works: Unusually heavy rains occurred during weeks 3 and 4 of the project, preventing us from completing the shopfront installation and exterior signage mounting during scheduled timeframes. We mitigated this risk by accelerating indoor works during the wet weather period, keeping our team working on interior joinery, tiling, and painting while waiting for the exterior to dry out.
4. Security System Integration: The client required a sophisticated security solution including alarm monitoring, video surveillance coverage, and anti-theft point-of-sale tagging. Coordinating with the centre's existing security infrastructure proved challenging, as we needed to interface our new systems with the mall-wide network without compromising the security of neighbouring tenants. We engaged a certified AV integrator to handle the technical aspects and obtained security clearance documentation from the centre's management.
To address the shopping centre's restrictive work hours, we adopted a hybrid construction approach that minimised on-site assembly time. We pre-finished all shelving and display furniture off-site in our workshop, bringing them to site partially assembled ready for final installation. On-site, our team focused primarily on fixing, adjusting, and dressing the displays rather than building them from scratch, which cut installation time in half compared to traditional methods. This strategy also reduced dust generation and noise exposure within the centre.
We developed a detailed delivery schedule in coordination with the centre's logistics team, mapping out exactly when each material shipment would arrive and when it needed to be removed. Our site supervisor conducted daily "clear by end of shift" inspections to ensure no materials were left overnight in restricted areas. This proactive approach prevented any potential violations of the centre's terms and maintained good relationships with management.
For the feature wall, we used engineered veneer panels that provided the authentic look of solid timber at a fraction of the cost and weight. These panels were factory-finished with a water-based lacquer coating that meets commercial durability standards while maintaining the natural grain appearance the client desired. The panels were CNC-cut to precise dimensions and came with integrated hanging rails, making installation faster and more accurate than traditional fixings.
The flooring installation used LVT (Luxury Vinyl Tile) with a stone-effect finish that provides warmth underfoot while being resilient enough to withstand high foot traffic and occasional spills. The tiles were click-lock installed over an existing concrete subfloor, eliminating the need for adhesive curing time and allowing us to complete the floor in two days rather than three or four with traditional methods. The edge profiles around the perimeter incorporate kickboards that integrate seamlessly with the shopfront display elements.
We implemented rigorous dust and debris management protocols to maintain cleanliness within the retail environment and respect other tenants. Our team used HEPA-filtered vacuums daily, covered open waste bins with fine mesh, and designated specific zones for material storage and waste removal. This attention to detail was particularly important given the tight schedule and limited workspace available within the centre.
The store opened on schedule for the Christmas trade period, giving the client full visibility during what is typically the most profitable week for retail businesses. The fit-out stayed within budget thanks to our efficient procurement strategy and avoidance of costly change orders through careful upfront planning. The client has since engaged us to deliver two additional stores using the same design concept, demonstrating their satisfaction with the initial result.
